HOW WE BUILD
A clear and structured build process, from start to handover.
01. Choose a home design
Select from Modcon’s range of well-considered home designs, developed to suit a variety of lifestyles, budgets and site conditions. Custom home designs are also available.
02. Personalise the floorplan
Personalise your chosen design to suit your needs, with considered adjustments made to layouts and key design elements.
03. Sign the contract
Once details are confirmed, contracts are prepared and final approvals are completed to ensure clarity before construction begins.
04. Select finishes and inclusions
Choose finishes and inclusions through a structured selection process, offering flexibility while maintaining quality and cost clarity.
05. Construction begins
With everything in place, construction commences. Our team manages the build carefully, maintaining quality, communication and consistency throughout.
06. Lock-up stage
Your home reaches lock-up, marking a key milestone as the structure is secured and focus moves to internal works.
07. Settlement and handover
Construction is completed and your home is prepared for settlement and handover, ensuring everything is delivered as intended.
08. After the build
Our relationship doesn’t end at handover. We remain available to support clients after the build, providing reassurance and follow-up where needed.

Luke Bond
Luke brings over a decade of experience across residential and commercial construction, having previously worked with established national building companies. With formal qualifications in construction management and finance, he leads Modcon Homes with a clear understanding of both project delivery and commercial decision-making.
Luke’s approach is centred on delivering well-considered homes that balance quality, cost efficiency and long-term value. He places strong emphasis on clear processes, trusted relationships and ensuring every project is delivered with care, consistency and accountability from start to finish.
